This building closes off the easterly wind and completes a quadrangle with the house to frame the family’s outdoor life.  It contains a large informal dining / living area, a double backed log fire, outdoor kitchen and bar, change room /WC and sports equipment storage.

The pavilion provides a platform from which to watch the tennis court, the pool or on a late summer’s night a fire, to relax by with family and friends. It is the entertainers dream.

The Birdlings flat community has received funding approval from the Christchurch City Council’s, Capital Endowment fund to construct a new community hall. Located at the confluence of the settlement, the proposed site has fantastic uninterrupted views across the Southern bays and out across the Pacific Ocean.

Consultation with the community will now begin to include local knowledge and opinion in the final design.

Last week I read an article in The Press newspaper about an idea to extend New Regent Street.

The possibility to create a new public space in the void left by the demolition of a high-rise is a brave idea and would be a fantastic addition the historic New Regent Street precinct.

An extension north towards the Avon River could serve as a catalyst to reinvigorate Cambridge Tce, so long forgotten. The opportunity to reposition a rebuilt Edmonds Band Rotunda would create a focal interest across the Avon River.

This idea reminds me of my daily commute to work in London. Travelling down Kings Road to Sloane square I was always struck by the beautiful vista of the Chelsea Royal Hospital framed by the townhouses on Royal Parade and Burton Court gardens.

Then there is the PGC site beyond - a poignant reminder of our past and future direction.

A simple idea to entice the visitors back into the city. Fingers cross this becomes reality.

Work has started to repair earthquake damage to the Akaroa Bowling club. Along with the need to upgrade the building to meet new earthquake standards, the clubrooms will also receive accessible facilities, fire egress and a kitchen upgrade.

A guide to the New Zealand Building Act and your responsibilities as a home owner

Often I am asked by a prospective client “Do I need a building consent?” The answer is often yes. Sure there are structures that can be built without consent - but these are limited in scope and size. What I often find is that clients are oblivious of their responsibilities as a Homeowner.  If you are trying to save money on a building project, my advice is “cutting corners to avoid paying building consent fees is not the place to look”.

New Zealand Building Act 2004 is the defining document that sets out your responsibilities in law. It is not an exciting subject but a very important document when you come to build / alter or maintain your house.  The law states that all building work must comply with the building code whether building consent is required or not. As the Homeowner:

• You are responsible for determining if a building consent is required or if it is exempt from consent.
• You are responsible for getting the building consent.
• You are responsible for engaging the correct consultants & tradesmen to complete the building work.

Employing the services of an Architect or Engineer is the best start to ensuring that you fulfil your obligations to the Act. Good advice at the start will save you money down the track.
